Definition of residential property development activities
Profits arising from all the residential property development activities carried out by a residential property developer company form the basis of the RPDT. Activities will be subject to charge if they are carried on or in connection with land which is situated in the UK in which the company has an interest. Land includes buildings or structures on the land.
In addition, the activities must be for the development of residential property and not commercial property. Residential property development activities could include1:

•ÌýÌýÌýÌý design of the property
- Ìý
•ÌýÌýÌýÌý seeking planning permission
- Ìý
•ÌýÌýÌýÌý construction or alteration works
- Ìý
•ÌýÌýÌýÌý marketing
- Ìý
•ÌýÌýÌýÌý managing the development
- Ìý
•ÌýÌýÌýÌý any other ancillary activities
It is necessary that these activities are undertaken in connection withdevelopment of the residential property, not simply in connection with the residential property itself. However, this list demonstrates that the company does not necessarily need to carry out any construction
