B6.720 ATED—chargeable interests and 'single-dwelling interest' defined
ATED is charged in respect of 'single-dwelling interests' (SDIs) which are, broadly, 'chargeable interests' in UK land that are exclusively in or over land consisting of a single dwelling. This article discusses the meaning of 'chargeable interest' and 'single-dwelling interest' for ATED purposes. See B6.705 for the charge to tax and B6.725 for the meaning of 'dwelling'. Further rules apply where different interests in the same dwelling are held by the same person (see B6.721) or connected persons (see B6.722).
Chargeable interests for ATED purposes
In the ATED legislation, 'chargeable interest' means1:

•ÌýÌýÌýÌý an estate, interest, right or power in or over land in the UK, or
- Ìý
•ÌýÌýÌýÌý the benefit of an obligation, restriction or condition affecting the value of any such estate, interest, right or power
'Land' for this purpose includes buildings and structures, and land covered by water2.
